Projects coordinated on your behalf.

Owner Representative Services

Available in Oklahoma City and Austin, Texas.

EPS acts as your local point of coordination for a property project, organizing scopes, bids, contractors, schedules, budgets, progress updates, and closeout within the agreed scope. We work with homeowners, investors, remote owners, and commercial or multi-property clients.

You retain approval of major decisions, expenditures, and changes. EPS is responsible for ensuring work is completed by people with the qualifications required for that work. Owner representation can support a specific project or work alongside ongoing property support.

The right help for your property

EPS handles appropriate repairs, maintenance and property care. When a project calls for specialty professionals, we can help coordinate their work on your behalf.

Licensed & specialty trades. EPS is responsible for ensuring work that requires a license or specialized qualifications is completed by appropriately qualified professionals. This includes electrical and plumbing work, HVAC service/installation, roof replacements, environmental remediation, fire-protection work, pest treatment, pool/spa work, alarm systems, septic/well work and hazardous tree removal.

Major construction. Structural changes, additions, foundation work, major renovations and large-scale excavation or drainage work are performed by appropriate contractors and professionals. EPS can help coordinate scopes, bids, access, schedules, progress documentation and closeout within an agreed Owner Representative engagement.

Traditional property management. Leasing, rent collection, tenant screening, deposits, eviction administration and property accounting remain with the owner, property manager or appropriate professional. EPS does not provide real-estate brokerage, legal advice or tax advice.

You approve major decisions and expenditures. EPS coordination does not replace required permits, licensed services, certified inspections or a specialist's responsibility for their work. Explore Owner Representative Services.

Service questions

Details about visits, materials, timing, and work scope.

Does EPS do the work or coordinate other professionals?

EPS provides repairs, maintenance, property care, licensed and specialty services, and project support within the agreed scope. EPS is responsible for ensuring the work is completed by people with the qualifications required for that work. Through Owner Representative Services, EPS can manage scopes, bids, contractors, access, schedules, progress documentation and closeout on the owner's behalf. Owners approve major decisions and expenditures; each qualified professional remains responsible for their specialized work. See how our service scope works.

What do property checkups cover?

Depending on the agreed scope, EPS can provide visual maintenance checkups, vacant-property checks, seasonal or storm/freeze observations, and condition photos for property care and turnovers. These help identify visible concerns and organize follow-up work. They are not certified home inspections, structural or environmental evaluations, or insurance damage assessments. We can help coordinate the appropriate specialist when needed.

Do you offer routine house cleaning?

No. EPS does not provide normal routine cleaning for occupied properties. Our cleaning services support turnovers and property preparation. Cleaning may be performed in an occupied property when it is part of turnover operations.

Can you complete several projects during the same visit?

Yes. In fact, combining several smaller projects into one visit is often the most efficient and cost-effective option.

How do I get an estimate?

Send clear photos, a task list, your property location and requested timing. Include measurements or product details when useful. We review the information and let you know whether an onsite assessment is needed. Before you approve a visit or work, we explain the scope, pricing basis, materials and any applicable assessment or service-visit charge. An estimate may need to change if site conditions reveal additional work; changes require approval.

Do I need to be onsite, and how should I prepare?

We agree on an authorized access arrangement before the visit; you do not need to remain onsite if that arrangement allows the approved work to proceed. Keep the work area accessible, secure pets and tell us about occupants, parking or utility restrictions. We confirm job-specific preparation and cleanup with you. Share keys or access codes separately through the agreed secure method.

What if you find additional work?

We explain the additional work, cost and any schedule changes before proceeding. Work beyond the agreed scope requires your approval.

Do you offer same-day or emergency service?

New Fix It visits require at least two business days’ notice and EPS confirmation. For an urgent issue with current EPS work, call us. EPS does not provide 24-hour emergency service.

Is there a minimum service charge?

Yes. The minimum service visit for hourly handyman and small-job work is $95. This minimum does not apply to all services; other services may have different pricing or fees. Combining several small repairs in one visit can help you get more value from the appointment.

Do you provide materials?

Yes. We can source necessary materials, or you can supply your own. We agree on selections, quantities and material charges before purchase. If you supply an item, send its specifications so we can confirm suitability and any scheduling dependencies.

How does payment work?

Payment terms are provided before work begins. Most smaller jobs are payable upon completion, while larger projects may require a deposit.

Do you guarantee your work?

Yes. We stand behind our workmanship. If there's an issue with work we've completed, contact us and we'll work to make it right.

DON'T SEE IT LISTED?

There’s a good chance we can help.

If it involves maintaining, repairing, preparing, or caring for a property, send us the details and we’ll let you know how we can help.
